Creekside Medical Outpatient Building

The Woodlands, Texas

Prescriptive Capital Partners, in partnership with Saber Street and CBK Interests, invested in a master site spanning 4.685 acres which included a 45,505 square-foot medical outpatient building (MOB) development.

The property was 80% preleased to Genesis Medical Group, a prominent multi-specialty physician and ancillary services practice with over 15 locations serving the Houston MSA and nearby markets. Designed by BBW Architects, Inc. and constructed by Arch-Con Corporation, this facility is strategically located in the affluent Creekside area, often referred to as the heart of The Woodlands, TX.

Value Investing Projects

Pomona Valley Health Center

La Verne, California

Prescriptive Capital Partners, in partnership with StoneCreek Company and Olympus Ventures, invested in a 65,000 square-foot retail center to repurpose for health care use.

The anchor tenant vacated prior to acquisition (a former Marshalls retail store). Navigating a challenging re-entitlement process, the investment team convinced city leadership of the value of a state-of-the-art health care center for its community, paving the way for a successful redevelopment effort. Pomona Valley Hospital and Medical Center chose to anchor the property to provide primary care, urgent care, radiology and physical therapy services for the community. The project was a Finalist for Health Care Real Estate Insight’s Repurposed/Renovated Property of the Year.

Representative investments were made by principals of Prescriptive Capital Partners in both GP and LP positions.
